Lodgify reviews 2026: pricing, real limits and who it's for
Lodgify starts at roughly $17 per property per month on annual billing, and it is the rare vacation rental platform that ships a genuine direct-booking website inside the base product. What it does not ship is conversational guest messaging: everything runs on templates. This review covers 2026 pricing, the website builder, the channel manager, the real limits, and how it stacks up against Smoobu and Hostaway.

01 โ What Lodgify is and who it's for
Lodgify is a vacation rental software company founded in 2012 and headquartered in Barcelona, used by more than 20,000 hosts across Europe and North America. It bundles three modules into one subscription:
- Channel manager โ syncs calendars, rates and reservations across Airbnb, Booking.com, Vrbo and Expedia through direct API connections. Smaller channels connect over iCal, which is slower and needs monitoring to avoid double bookings.
- Website builder with booking engine โ spins up a direct-booking site with integrated payments (Stripe, PayPal) and no OTA commission on the reservations it produces. This is the module that separates Lodgify from pure channel managers like Smoobu or Beds24.
- Lightweight PMS โ reservation and guest records, cleaning tasks, and automated messaging over email and SMS.
The portfolio size it fits
The typical Lodgify customer is a host or small property manager with 1โ15 units who wants to push direct bookings without hiring a developer to build a site. If you are still deciding whether you even need channel management on top of your OTA listings, our primer on what a channel manager actually does is the faster starting point.
Above 20โ25 units โ with a cleaning team, an accounts payable process and owner reporting obligations โ Lodgify starts showing its ceiling on reporting depth and automation logic. We cover the alternatives for that range in section 06.
Market fit outside Europe
Lodgify is fully usable in the US, UK, Canada and Australia: pricing is published in US dollars, the booking engine takes card payments through Stripe, and the OTA connections are the same worldwide. The one regional caveat is support hours โ the company is European, so North American and Australian hosts hitting a mapping issue in their evening will often wait until the next Barcelona morning for a human reply.

02 โ Core features, one by one

Channel manager
Airbnb and Booking.com run over direct API: availability, rates and reservation data move quickly and reliably. The weak spot is anything connected by iCal, where a sync can take several minutes to propagate. If your distribution strategy leans on a long tail of smaller OTAs and niche regional portals, budget time for calendar monitoring โ this is where double bookings originate.
Direct booking website and booking engine
This is the most mature part of the product and the reason most people buy it. You get responsive templates, a booking engine, rate and season management, and online payments without stitching together a separate site, a plugin and a payment gateway.
The practical limit is design control. The templates cover standard cases well; brands with a specific visual identity either accept the constraints or bring in a developer to work around them. It is a website builder, not a design system.
Automated messaging
Lodgify sends scheduled messages โ booking confirmation, check-in instructions, check-out reminders, review requests โ over email and SMS, driven by rule logic: if X happens, send template Y.
There is no natural language understanding anywhere in that chain. A question that falls outside the template set โ "can I arrive an hour earlier?", "where do I park?", "is there a crib?" โ sits unanswered until a human reads it. That is the single most consequential product gap, and it is the one section 05 quantifies.
API and integrations
Lodgify exposes a public API so external tools โ revenue management, cleaning coordination, AI guest communication โ can read and write data. API access is available on paid plans only: the free plan cannot connect anything external.
That detail matters more than it looks. The realistic way to close Lodgify's native gaps is through third-party tools, and the free plan locks you out of the entire ecosystem.

03 โ Lodgify pricing in 2026
Prices are quoted in US dollars, charged per property, and the per-unit rate falls as the portfolio grows. Indicative 2026 structure for a single property on annual billing:
| Plan | Indicative price/month | Commission on direct bookings | API access | Best for |
|---|---|---|---|---|
| Free | $0 | Yes (highest tier) | No | Kicking the tyres, 1 property |
| Starter | ~$17 | Reduced (~1.9%) | Yes | A single host getting started |
| Professional | ~$50 | 0% | Yes | 1โ15 units, professional use |
| Ultimate | ~$70 | 0% | Yes | Larger portfolios, advanced features |
Three things worth knowing before you commit:
- Monthly billing costs 20โ25% more than annual. The prices you see advertised are almost always the annual ones, so build the comparison on the billing cycle you will actually use.
- The Free plan is not an operating plan. It charges a commission on every direct booking and gives you no API access, which makes it a way to look at the interface rather than a way to run a business.
- Cost scales with unit count. Ten units on Professional comfortably clears $150โ200 per month. Above ten properties, ask for a custom quote โ the per-unit price drops meaningfully and the list price stops being the right reference.
Lodgify also runs a free trial for new accounts, which is the sane way to test the booking engine against your own rate structure before paying. Published pricing changes regularly: check the official Lodgify site for current numbers before you decide.

04 โ Honest pros and cons
What works well
- A native direct-booking site with a real booking engine โ the genuine differentiator against Smoobu and Beds24, and the fastest lever for reducing OTA dependency
- A stable channel manager on the channels that matter most (Airbnb, Booking.com, Vrbo)
- Payments built in through Stripe and PayPal, with no external configuration
- An approachable interface for people who have never run a PMS before
- A public API on paid plans, which keeps the door open to external tooling
Where it falls short
- Template-only messaging โ no understanding of what guests write back, no native conversational AI
- No native WhatsApp channel โ guest communication runs through email, SMS or the OTA inboxes
- Limited website customisation โ templates handle standard cases, not distinctive brand requirements
- Basic reporting on entry plans โ managers running properties on behalf of owners feel the lack of per-owner statements
- A real configuration curve on rates, channel mapping and messaging rules during the first week

05 โ What users actually report
Across Capterra, G2 and Trustpilot, Lodgify holds solid mid-to-high ratings. Aggregating the reviews rather than quoting any single one, the same themes keep recurring.
In the positive reviews
- the direct-booking site pays for the subscription outright for hosts who get meaningful traffic outside the OTAs;
- value for money in the 1โ5 property range is consistently rated well;
- onboarding materials and initial setup guidance are appreciated by first-time users.
In the critical reviews
- iCal sync with smaller channels is by far the most cited source of double bookings and drifting calendars;
- automated messaging covers the standard sequence but not actual conversations, so answering guests manually stays a daily cost;
- support response times get uneven at peak season;
- some users report friction when cancelling an annual subscription.
The communication theme deserves a number. For a manager running 5โ10 units, replying by hand to off-template guest questions averages 45โ60 minutes a day, and more during summer peaks. It is the most concrete operational gap in the product โ and one you close by integrating something, not by waiting for a native feature that has not shipped in fourteen years of the company's existence.

06 โ Lodgify vs Smoobu vs Hostaway
Lodgify is the right call in three situations: you have 1โ15 units and want a direct-booking site without building one; you are starting out and want a single tool for distribution and direct sales; your market genuinely books outside the OTAs. Outside those, widen the comparison.
| Lodgify | Smoobu | Hostaway | |
|---|---|---|---|
| Entry price | ~$17/property/month (annual) | ~$25/unit/month (annual) | Quote only, no public list price |
| Direct booking website | Native, most mature in class | Included, simpler | Included, plus a marketplace of templates |
| Channel manager | API on major OTAs, iCal on the rest | 100+ portals, strong sync record | Broad, built for scale |
| Guest messaging | Templates, email and SMS | Trigger-based templates | Rule automations, deeper but still templated |
| Best fit | 1โ15 units, direct sales matter | 1โ20 units, simplicity matters | 20+ units with a team |
| Reporting | Basic on entry plans | Basic | Owner statements, team permissions |
Three straightforward reads of that table:
- You already have a website and only need distribution โ Smoobu is cheaper and simpler, and its sync record on the long tail of portals is better than Lodgify's. Our Smoobu review goes through its pricing and its own weak spots.
- You run 20+ units with staff โ Hostaway or Guesty. You will pay considerably more and go through a real onboarding, but you get owner reporting, granular team permissions and automation logic that Lodgify does not attempt.
- Guest communication is your actual bottleneck โ none of the three solves it natively. All three solve it the same way: an AI concierge layered on top through the API.

07 โ Lodgify + Verto: the native integration

Lodgify's most-cited gap โ conversational guest communication โ is closed through the API today. The Verto integration with Lodgify is live and native: you connect it by pasting your Lodgify API key, with no custom development.
How it works in practice:
- Property and reservation sync. Verto pulls your units and bookings from Lodgify over the API โ whether they originated on Airbnb, Booking.com or your direct site โ along with the guest details attached to them.
- A concierge on WhatsApp. From that point the AI handles guest conversations on WhatsApp 24/7 in more than 25 languages, understanding text, photos and voice notes. Across more than 12,000 measured conversations, 85% close without a human stepping in.
- Extra nights written back to the calendar. If a guest buys an additional night in chat, Verto blocks that night directly on the Lodgify calendar โ calendar write access has to be enabled during setup โ and the OTAs update downstream.
One requirement to be aware of: you need a paid Lodgify plan, because API access is not part of the free tier. On the Verto side, pricing starts at โฌ24.90 per apartment per month, setup takes about 30 minutes, and there is no lock-in โ you cancel whenever you want. You can see the full feature set on the Verto features page and the current plans on the pricing page.
The division of labour is clean: Lodgify keeps doing channel management, the direct site and day-to-day operations; Verto covers the guest relationship, which is the part Lodgify only handles with templates. If you want to map exactly what can and cannot be automated before changing anything, start with our guide to automating guest messages without switching PMS.
Capitolo 08 / 08
Verdict: is Lodgify worth it in 2026?
Yes, for a specific profile: hosts and property managers with 1โ15 units who want direct bookings without building a website from scratch. The channel manager is dependable on the major channels, the booking engine is the best in its price bracket, and an entry point around $17 per month per property keeps the risk low.
The limits are equally clear. Messaging is template-only with no language understanding, there is no native WhatsApp channel, reporting is thin on entry plans, and iCal sync on smaller channels needs watching. Past 20โ25 units, Hostaway or Guesty give you more operational depth for the money.
The right way to evaluate it is to separate two problems: operational management, where Lodgify does its job properly, and guest communication, where it does not. With the native API integration now live, running Lodgify alongside an AI concierge covers both without changing platform.
