Smoobu Review 2026: Pricing, Pros, Cons and Alternatives
Smoobu starts at roughly €23 per month (about $25) for a single unit on annual billing, or around €27 on monthly billing, and it is one of the most dependable channel managers for hosts running 1–20 properties. OTA sync, calendar and the built-in booking engine are genuinely good; guest messaging and multilingual coverage are where it falls short. Full 2026 breakdown below.

01 — What Smoobu Is and Who It Fits
Smoobu is a channel manager with a lightweight PMS layer on top. It was built in Berlin and has been part of the HomeToGo group since 2021. Its core job is unglamorous and important: keep calendars, rates and reservations in sync in real time across Airbnb, Booking.com, Vrbo, Expedia and 100+ other portals, so you never take two bookings for the same night.
Around that core, Smoobu has assembled a reasonably complete operational kit — a direct booking engine with a hosted website, a digital guest guide, trigger-based automated messages, occupancy and revenue statistics, and mobile apps for iOS and Android.
The portfolio size where it makes sense
Smoobu is sharpest inside a fairly narrow band:
- 1–5 units. Excellent value. The interface is among the simplest in the category and you can be fully live in an afternoon.
- 5–20 units. Still very competitive, with the per-unit cost dropping as you add properties. This is where most of its customer base sits.
- 20–30+ units. The seams start to show: reporting stays shallow, team permissions are coarse, and complex automations hit a ceiling. Operators at this scale usually start pricing Hostaway or Guesty.
If you run a small or mid-sized portfolio and want software that simply works without a three-week implementation project, Smoobu belongs on your shortlist.
Time to go live
Onboarding is one of the areas where Smoobu clearly beats the field. Channel connections are wizard-driven, the documentation is thorough, and for a 10-unit portfolio a complete setup — channels, rates, automated messages, direct booking site — realistically takes 2–3 hours. There is no mandatory paid onboarding and no implementation consultant, which is standard practice at the enterprise end of this market.

02 — Feature Breakdown: What Works, What Doesn't

| Area | Smoobu | Notes |
|---|---|---|
| OTA calendar sync | ✅ Full | Real time, 100+ portals |
| Rate management | ✅ Good | Rule-based; dynamic pricing via integrations (PriceLabs and similar) |
| Booking engine + direct site | ✅ Included | Online payments built in |
| Digital guest guide | ✅ Included | Shareable link, no app required |
| Automated messaging | ⚠️ Partial | Trigger templates only, no conversational AI |
| Native WhatsApp | ❌ Not available | Email and OTA inbox only |
| Guest multilingual | ⚠️ Limited | Every template translated and maintained by hand |
| Reporting | ⚠️ Basic | Occupancy and revenue; no net-profit or per-unit margin analysis |
| Mobile app | ✅ iOS and Android | Essentials only |
| API and webhooks | ✅ Public | Genuinely open for third-party integrations |
The pattern is consistent with the positioning. Smoobu covers operations — channels, calendar, direct bookings — very well, and guest communication only halfway.
Messaging runs on templates: if event X happens (booking confirmed, check-in tomorrow, checkout done), message Y goes out. For scripted flows that is enough. The moment a guest writes something off-script — where do I park, the heating isn't working, my flight lands at 11pm — the system has nothing to say, and the answer is on you, whatever the hour.
Tip
Past 8–10 units, manually handling off-template guest messages can eat more than two hours a day in peak season.

03 — Smoobu Pricing in 2026
Smoobu prices in euros, in tiers driven by unit count and billing cycle. The figures below are indicative as of July 2026; dollar amounts are approximate conversions, and you should always pull a live quote from smoobu.com because rates move with promotions.

| Plan | Indicative price | What you get |
|---|---|---|
| Free | €0 | Limited core functions, 1 unit |

| Professional (additional units) | declining per-unit rate as the portfolio grows | Same feature set across every property |

Three things worth knowing before you commit:
- The Free plan is real, but it's a tasting menu. It's fine for poking at the interface. Doing actual work — full portal sync, booking engine, automated messages — requires Professional.
- Annual billing is meaningfully cheaper than monthly. If you've already decided to stay, it almost always pays.
- The cost scales gracefully. A 10-unit portfolio typically lands somewhere around €100–200 per month (roughly $110–220) depending on billing cycle and add-ons — a fraction of what an enterprise PMS like Guesty costs at the same scale.
What the price does not include: conversational automation, WhatsApp, native dynamic pricing, and advanced analytics. Each of those needs a third-party tool bolted on.

04 — Honest Pros and Cons
Pros
- Rock-solid sync. The core product is mature. Double bookings are a solved problem here.
- Genuinely easy. One of the shallowest learning curves in the category. A non-technical host is operational in hours, not weeks.
- Transparent, accessible pricing. Public rates, EU invoicing, no compulsory setup fee.
- Booking engine included. A direct booking site at no extra cost, which is the cheapest way to start clawing back OTA commission.
- Public API with webhooks. Smoobu is one of the most integration-friendly tools at this price point — far from guaranteed in this bracket.
Cons
- No conversational AI. Automated messages are static templates. Free-form guest questions remain entirely your problem.
- No native WhatsApp. Communication runs through email and OTA inboxes, while guests across Europe, Latin America and much of Asia default to WhatsApp.
- Manual multilingual. Every template must be written and maintained in every language. There is no automatic detection of what language a guest is writing in.
- Shallow reporting. Occupancy and revenue are covered; net profit, cost tracking and per-unit margin are not.
- Limited team controls. For operations with cleaners, co-hosts and maintenance staff needing different access levels, the permission model is coarse compared to higher-tier platforms.

05 — What Users Actually Say
Reading public reviews on Capterra, GetApp and Trustpilot across 2024–2026, the same themes surface repeatedly — no need to cherry-pick individual quotes.
In positive reviews, three points come up again and again
- how much easier it is than whatever they tried before;
- the reliability of calendar synchronisation;
- value for money for small and mid-sized portfolios.
In critical reviews, the recurring complaints are
- rigid automated messaging that only covers predefined scenarios;
- manual guest-communication workload growing faster than the portfolio;
- support response times that stretch during seasonal peaks, with business-hours-only coverage — a real friction point if you're hosting in a different timezone from Berlin.
The summary matches the feature analysis. People who use Smoobu for what it is — a channel manager with a light PMS — tend to be happy. People expecting it to also run guest communication find a hole they have to fill themselves.

06 — Smoobu vs Lodgify vs Hostaway
The three tools overlap but solve different problems. This is the honest split:
| Smoobu | Lodgify | Hostaway | |
|---|---|---|---|
| Entry price | ~$17/mo Starter, annual | Custom quote | |
| Best at | Reliable sync, simplicity | Direct bookings and website design | Operations, automation depth, integrations |
| Booking engine | Included | Best in its price bracket | Included |
| Sweet spot | 1–20 units | 1–15 units | 10–100+ units with a team |
| Reporting | Basic | Basic | Deep |
| Native WhatsApp | ❌ | ❌ | ❌ |
| Conversational AI | ❌ | ❌ | ❌ |
| Public API | ✅ | ✅ (paid plans only) | ✅ |
Pick Lodgify if the direct booking website is the centrepiece of your strategy — its site builder and booking flow are better looking and more customisable than Smoobu's, and the entry price is lower. The trade-off is a commission on direct bookings unless you're on Professional or above, plus no API access on the free tier. The full breakdown is in our Lodgify review.
Pick Hostaway if you have a team, more than 15–20 units, and enough operational complexity that automation depth and 100+ integrations justify quote-based pricing and a real onboarding process. Below that scale the cost-benefit rarely works out.
Stay with Smoobu if you want the shortest distance between signing up and being fully operational, at a predictable price, without paying for capability you won't use. If you're still working out what this category of software actually does, start with our guide to choosing a channel manager.
One thing the table makes plain: none of the three solves conversational guest communication. That's not a Smoobu weakness so much as a category-wide gap.

07 — Closing the Communication Gap Without Switching Tools

Smoobu's biggest weakness doesn't require replacing Smoobu. It requires adding a layer — and here Smoobu's open API is a concrete advantage over competitors that keep their platform closed.

Smoobu + Verto AI
~€419/mese (10 apt)Channel manager operativo + concierge AI su WhatsApp in 25 lingue, attivo 24/7, con escalation intelligente
Verto AI is a WhatsApp concierge for short-term rentals with a native Smoobu integration: a real-time two-way webhook pushes new bookings, modifications, cancellations and guest details across the moment they happen. In practice:
- Nothing about your workflow changes. Smoobu stays the operational hub for channels, calendar and rates.
- Guests message on WhatsApp — the app already on their phone — and get an answer 24/7 in 25+ languages, from text, photos or voice notes.
- The AI has context. Reading the reservation from Smoobu, it answers with the right dates, the right apartment and the right access details, and escalates to you only when a human decision is genuinely needed. Across 12,000+ measured conversations, 85% are handled without host involvement.
- Setup takes about 30 minutes, from €24.90 per apartment per month (roughly $27), no lock-in, cancel anytime.
"Smoobu for operations, an AI concierge for conversations" is the stack we see most often in 2026 among managers with 5–30 units. Each tool does one job properly, and the combined cost still lands well under an enterprise PMS. You can see the full capability list on the Verto AI features page and current plans on pricing.

08 — Verdict: Is Smoobu Worth It in 2026?
Yes, for its bracket. At roughly €23 per unit per month with a mature, stable product, Smoobu remains one of the most rational choices for hosts and property managers with 1–20 properties who want reliable channel management, a genuinely simple interface and a booking engine thrown in.
With two clear caveats
- Guest communication has to be solved separately. Static email templates aren't enough in 2026: either you spend the hours yourself, or you add a concierge layer. The native Smoobu integration makes the second option quick for anyone already on the platform.
- Above 20–30 units, look wider. Reporting, granular team permissions and complex automation are the territory of higher-tier platforms — at meaningfully higher prices.
The short version: Smoobu doesn't try to do everything, and that restraint is its strength. It does channel management well at an honest price, and its open API lets you build the rest of the stack around it.
