Guesty Review 2026: Pricing, Features, Limits and Who It's For
Guesty publishes exactly one price: $9 per listing per month for Lite, on the pay-as-you-grow tier for 1โ3 listings. Everything above that โ Pro for 4 to 199 listings, Enterprise for 200+ โ is quote-only. That single fact explains most of what follows: Guesty is enterprise software sold through a sales team, and it fits accordingly.

01 โ What Guesty Actually Is
Guesty is a property management system, not a channel manager with a PMS bolted on. The distinction matters when you're comparing it against cheaper tools. A channel manager keeps calendars and rates in sync. A PMS at Guesty's tier also runs owner statements, trust accounting, multi-entity reporting, task assignment across a cleaning and maintenance workforce, payment processing, and a permissions model built for staff who should see some properties and not others.
The company has been around since 2013, has raised well past $400 million across its funding rounds, and reports tens of thousands of listings under management globally. Its Distribution Hub connects two-way with 60+ OTAs โ Airbnb, Vrbo, Booking.com, Expedia, TripAdvisor, Marriott Homes & Villas โ and its marketplace lists 200+ third-party integrations covering dynamic pricing, smart locks, insurance, upsells and guest messaging.
Who it genuinely fits
Guesty is built for property management companies, and the sales motion assumes you are one.
- 1โ3 listings. Lite exists and is priced for you, but it's a different, much lighter product than what people mean when they say "Guesty." At this scale you're paying for a brand, not for capability you'll use.
- 4โ15 listings. The awkward middle. Pro's feature set is real, but so is the per-listing cost, and most of what you're buying โ trust accounting, owner portals, granular team roles โ solves problems you don't have yet.
- 20โ100 listings with staff. This is the sweet spot. Once you have cleaners, a maintenance contact, an owner-reporting obligation and more than one brand or region, the depth stops being overhead and starts being the reason you can operate at all.
- 200+ listings. Enterprise territory, custom contracts, dedicated success management. Guesty is one of a handful of credible options here.
The honest summary: if you can't articulate why you need owner statements and role-based permissions, you don't need Guesty.

02 โ Guesty Pricing in 2026: What's Public and What Isn't
This is the section most reviews get vague about, so let's be precise about what is verifiable and what isn't.
Publicly stated by GuestyLite, for 1โ3 listings, "from $9/month per listing." Pro (4โ199 listings) is listed as "get a quote." Enterprise (200+) is a "customized offer." There is no public per-listing rate for Pro or Enterprise, and no published percentage-of-revenue model on the pricing page.
Reported by third parties, not confirmed by Guestyindependent pricing trackers and operator write-ups through the first half of 2026 put Lite at roughly $20 per listing per month on annual billing and around $29 on flexible monthly, with the $9 figure attached to a pay-as-you-grow arrangement that adds roughly 1% per reservation. For Pro, the same sources cluster around $40โ72 per listing per month for small portfolios of 4โ9 units, compressing toward the high $40s around 25 units and the low $40s at 75+ with annual prepayment.
Attenzione
Treat every Pro number you read online โ including the ones above โ as a directional range, not a rate card. Quotes vary with listing count, booking volume, contract length and which modules you bundle. The only price that applies to you is the one in your own proposal.
| Plan | Listings | What Guesty publishes | What operators report |
|---|---|---|---|
| Lite | 1โ3 | From $9/listing/mo | ~$20/listing/mo annual, ~$29 monthly; ~1% per reservation on pay-as-you-grow |
| Pro | 4โ199 | Quote only | ~$40โ72/listing/mo at 4โ9 units, falling toward ~$40 at 75+ |
| Enterprise | 200+ | Custom offer | No usable public benchmark |
The costs that aren't in the subscription
Three line items show up repeatedly in operator complaints, and all three are worth pinning down in writing before signing:
- Onboarding and implementation. Guesty does not run a self-serve setup at the Pro tier. Implementation is a project, and it is frequently billed. Public reviews include disputes over four-figure onboarding charges, in at least one case for work the customer says was never delivered.
- Per-reservation and module fees. Revenue-management tooling has been sold on a per-reservation basis (around 1%), and payment processing through GuestyPay, the website builder, advanced analytics and premium support packages are separate line items rather than included features.
- Annual commitment. Discounted pricing generally means a year-long agreement. Several reviewers describe an upfront annual charge followed by monthly add-on billing, which is not how most people read "from $X per listing."
The pattern is common to enterprise SaaS, but it is worth naming plainly: the sticker price and the total cost of ownership are different numbers, and the gap widens as you add modules. Tools like Smoobu publish their rates in full โ you can see how that reads in our Smoobu review โ which is a genuinely different buying experience even before you compare features.

03 โ Feature Breakdown: Where the Money Goes
| Area | Guesty | Notes |
|---|---|---|
| OTA distribution | โ Excellent | Two-way with 60+ channels, including the harder-to-get ones |
| Unified inbox | โ Strong | Airbnb, Vrbo, Booking, direct, email and SMS in one feed |
| Automation rules | โ Deep | Trigger-based across messaging, tasks, pricing, payments |
| Owner portal & statements | โ Included | The feature most mid-market tools simply don't have |
| Trust accounting | โ Yes | Genuinely rare below enterprise tier |
| Team & permissions | โ Granular | Role-based, property-scoped |
| Payment processing | โ ๏ธ Add-on | GuestyPay, billed separately |
| Revenue management | โ ๏ธ Add-on | Historically per-reservation pricing |
| AI guest messaging | โ ๏ธ Partial | AI-assisted replies inside Guesty's own channels |
| Native WhatsApp concierge | โ Not the product | WhatsApp is not where Guesty's messaging lives |
| Marketplace | โ 200+ apps | Strong ecosystem, most integrations cost extra |
| Mobile app | โ Yes | Capable, though narrower than the web app |
Two things stand out.
The distribution and back-office layers are the actual product. Owner statements, trust accounting and permission scoping are what you're paying for. If you strip those out, Guesty's remaining feature set overlaps heavily with tools costing a third as much โ which is exactly why it's a poor fit under 15 units and a rational one above 30.
Guest messaging is broad, not deep. Guesty has invested visibly in AI-assisted communication and ships new capability at a steady clip. But the assistance lives inside Guesty's own inbox and channel connections. Guests in most of Europe, Latin America and much of Asia don't message there โ they message on WhatsApp, which is where the actual conversation goes when a guest can't find the parking entrance at 11pm.
Tip
In a 40-unit portfolio at 70% occupancy, off-script guest questions โ parking, heating, late arrivals, luggage, the boiler โ typically account for well over half of all inbound messages. Templates and trigger rules don't touch them, no matter how deep the automation engine is.

04 โ The Real Limits
Every review lists "steep learning curve" and moves on. Here is what that actually means in operation.
Onboarding is a project, not a signup. Two to six weeks is a realistic range for a mid-sized portfolio, longer if you're migrating historical reservations and owner ledgers. Plan for a parallel-running period. Reviewers who report the worst experiences almost always describe an onboarding that slipped while billing had already started.
Complexity has an ongoing cost. The interface is dense because the product is dense. Staff turnover means retraining. Configuration drift โ automation rules nobody remembers writing โ is a real maintenance burden at scale, and it is the most common reason experienced operators say Guesty "stopped working" for them.
Support quality is inconsistent, and that inconsistency is the complaint. Reviews split sharply. Customers with a named success partner and a scheduled monthly call describe the support as excellent. Customers without one describe slow live chat, repeated handoffs, and billing issues that take weeks. Whether you get the first experience or the second appears to depend heavily on contract size.
Sync failures happen, and at this price they sting. Public reviews include reports of double bookings from calendar sync problems. No channel manager is immune, and the volume of complaints is not disproportionate for a platform this large โ but if you are paying enterprise rates specifically to avoid that class of failure, discovering it isn't fully solved is worse than discovering it on a $25 tool.
Pricing opacity compounds. The most quoted operator complaint in 2026 reviews is some version of "the pricing model ate us alive as we scaled." The subscription grows with listing count, the add-ons grow with sophistication, and the two curves compound.

05 โ What Users Actually Say
Reading across G2, Capterra, Trustpilot and Software Advice through mid-2026, Guesty sits at roughly 4.4/5 on G2 (470+ reviews) and Capterra (460+ reviews), and around 4.0/5 on Trustpilot (roughly 180 reviews). The gap between the software-review sites and Trustpilot is itself informative: G2 and Capterra skew toward people evaluating capability, Trustpilot toward people resolving a billing or support problem.
Recurring in positive reviews
- Everything genuinely lives in one place โ reservations, channels, tasks, accounting, owner reporting.
- Channel connections are broad and reliable, including OTAs that are hard to reach through smaller platforms.
- Named success partners, where assigned, get consistently strong marks.
- The platform ships new capability continuously rather than stagnating.
Recurring in critical reviews
- Onboarding delays and disputes over implementation fees.
- Total cost climbing faster than expected as modules and reservations accumulate.
- Support that degrades sharply once the onboarding period ends.
- Occasional sync problems reaching the guest as a double booking.
- Former Guesty for Hosts users finding the current platform heavier and more sales-driven than what they signed up for.
The distribution matches the positioning. Guesty rewards operators with the scale and internal process to use it properly, and punishes those who bought it hoping it would create that process for them.

06 โ Guesty vs Hostaway vs Lodgify
These three are frequently shortlisted together, and they're not really competing for the same buyer.
| Guesty | Hostaway | Lodgify | |
|---|---|---|---|
| Published pricing | Lite only (from $9/listing) | None โ quote only | Full public rate card |
| Reported real cost | ~$40โ72/listing/mo at Pro | ~$25โ50/listing/mo | ~$16 Starter to ~$103 Ultimate/mo, annual |
| Onboarding fee | Common at Pro/Enterprise | Reported ~$300โ1,000 | Typically waived |
| Sweet spot | 20โ200+ units with staff | 10โ100 units | 1โ15 units |
| Owner statements / accounting | โ Deep | โ ๏ธ Lighter | โ Not the focus |
| Direct booking website | โ Add-on | โ Included | โ Best in class |
| Integration marketplace | 200+ | 100+ | Smaller |
| Native WhatsApp concierge | โ | โ | โ |
Choose Hostaway if you're running 10โ100 units and the accounting depth isn't what's blocking you. It covers the same operational ground with a lighter interface and a shorter implementation, and operators consistently describe the commercial conversation as more straightforward โ though it is still quote-only, so "more transparent" is relative.
Choose Lodgify if direct bookings are the strategy and the portfolio is small. It's the only one of the three with a real public rate card, and its website builder and booking flow are better than what Guesty or Hostaway ship. The trade-offs โ a booking-fee percentage on the entry plan, thinner operational tooling โ are covered in our Lodgify review.
Choose Guesty when the back office is the bottleneck. If you owe monthly statements to twelve owners, run a cleaning team across two cities, and need someone to see revenue for their properties and nothing else, the alternatives require you to assemble that from parts. Guesty ships it.
One thing all three rows make obvious: none of them solves conversational guest communication on the channel guests actually use.

07 โ The Gap Guesty Doesn't Close
Guesty's automation engine is one of the best in the category at things it can predict. Reservation confirmed, send message. Checkout complete, create cleaning task. Payment failed, trigger a chase sequence. It's excellent at scripted work.
It is structurally not built for the unscripted half โ the guest asking whether the building has a lift, sending a photo of a control panel they don't recognise, or writing in Portuguese at 2am. Those messages need a reply, they don't fit a template, and at 40 units they arrive constantly.
Verto AI is a WhatsApp concierge for short-term rentals with a live native Guesty integration. You connect it with your Guesty API token; Verto imports properties and reservations and stays current through webhooks. Nothing about how you work inside Guesty changes.
In practice:
- Guests message on WhatsApp, the app already on their phone, and get an answer 24/7 in 25+ languages โ from text, photos or voice notes.
- The AI has reservation context, so it answers with the right dates, the right unit and the right access details, and escalates to a human only when a real decision is needed. Across 12,000+ measured conversations, 85% are handled without host involvement.
- From โฌ24.90 per apartment per month (roughly $27), setup in about 30 minutes, no lock-in, cancel anytime.
- One current boundary worth stating: direct calendar write-back for selling an extra night is live on Smoobu, Lodgify, Beds24 and Hospitable. On Guesty, extension requests are surfaced for host confirmation rather than written straight to the calendar.
The stack we see most often among Guesty operators in 2026 is "Guesty for the back office, an AI concierge for the conversations." Each layer does one job properly. The full capability list is on the Verto AI features page and current plans are on pricing.

08 โ Verdict: Is Guesty Worth It in 2026?
Above roughly 20 units with staff: yes, on the condition that you negotiate properly. There are few platforms that combine 60+ channel connections, real trust accounting, owner portals and granular permissions in one system, and assembling that from cheaper parts costs more than it looks. Get the onboarding fee, the annual commitment, the add-on list and the renewal escalation in writing before you sign, and validate the quote against at least one Hostaway proposal.
Below 10โ15 units: almost certainly not. You'd be paying enterprise per-listing rates plus an implementation project for capability you won't touch for two more years. A published-price channel manager plus a communication layer covers the same ground for a fraction of the cost and a fraction of the setup time.
And in either case, budget separately for guest communication. Guesty's automation is deep but scripted. The unscripted half of the inbox is still yours โ until you put something in front of it.
If you're weighing Guesty against a lighter stack, our comparison page puts the main platforms side by side, pricing model included.
